7117 Elmbridge Way

The site at the corner of Elmbridge and Alderbridge in Richmond City Centre was rezoned for this 12-storey podium tower. The project includes market condominiums and city-owned affordable housing units located throughout the building. Artist and live-work studios are located above the food plain on the main floor. The massing of the building is clearly articulated and responsive to the urban context and future development around the site. Specifically, the tower portion of the building and a water feature define the corner of the intersection and mark the main entry. The low-rise portion provides a setback for future development on the neighbouring site. Sustainability and livability strategies are integrated with the building form. The thickened screen structure on the west side of the tower provides large balconies as well as solar shading for the residential units. An extensive green roof on the low-rise portion along Elmbridge Way mitigates the storm water run-off. On top of the parking podium is an outdoor amenity space with an intensive green roof, playground and community garden.
